Carpet Area vs Saleable Area: What RERA Says and Why It Matters
Two flats can both be advertised as '650 sq.ft.' and still be very different homes, because the number may mean carpet area or saleable area. Since RERA, apartment sales in Maharashtra are meant to be based on carpet area, but many listings and portals still quote larger saleable or built-up figures, which makes price-per-square-foot comparisons misleading. This guide explains the difference using the RERA definition, shows how to compare two projects fairly, and uses UK Celestique Garden's developer plans, which state carpet area for every unit, as a worked example of what a clear area statement looks like. If you take one thing away, let it be this: always ask which area a price refers to.

Overview
Under the RERA Act, carpet area is the net usable floor area of an apartment. It excludes the area covered by external walls, service shafts, and any exclusive balcony, verandah or open terrace, but includes the area covered by internal partition walls. Saleable (or super built-up) area adds a share of common areas and is therefore larger for the same home.
Current property market
Portal price-per-sq.ft. averages in Goregaon East vary partly because sources use different area bases. A rate quoted on saleable area will look lower per sq.ft. than the same home priced on carpet area. See the price guide.
Configuration, price and location
To compare two projects, convert both to carpet area and to the same cost basis (basic price versus all-in price). Ask each seller: what is the carpet area, does it include any deck or balcony, and what are the taxes and charges on top?
Connectivity
Area does not depend on location, but usable space per rupee is one of the main ways buyers compare projects along the same corridor — see the buyer checklist.
Why this location is being considered
In a market where many buyers shortlist by locality first, carpet area is the fairest way to compare what you actually receive between competing projects.
UK Celestique Garden
The developer's unit plans state carpet area for every residence: 1 BHK 457 and 460 sq.ft., 2 BHK 626, 635, 647, 669, 682 and 704 sq.ft., and 3 BHK Jodi 1,100 and 1,137 sq.ft. Two 2 BHK units (Unit 8 and Unit 1) show a deck in their room lists; the plans do not say whether the deck is counted in the carpet area, so ask the sales team. View every plan on the floor plan page.
